Eight Warning Signs of a Bad School

How do parents find a good school? Public schools are not only crippled by dozens of bad ideas, but schools seem intentionally designed so parents can’t understand what’s really going on inside the classroom. It is probably more practical to be alert for danger signs that can be seen from a distance. Here is a checklist of the top eight signs you don’t want your child at this school:

1) READING: The most important skill is reading. If you hear any mention of Whole Words, Sight Words, Dolch Words, Fry Words, or Balanced Literacy, run the other way. English is in alphabetic/phonetic language and must be taught phonetically. Children should immediately learn the alphabet and that letters represent sounds. (There seem to be five or 10 good phonics programs available. I’m not convinced the little differences matter. What’s been killing us is this one big difference: teaching basic alphabetic information or NOT teaching it. Any synthetic phonics program, mixed with poetry Phonics advocates report that virtually all of their students learn to read by age 7. Whole Word advocates say that children must memorize a few hundred words each year, in which case they will be effectively illiterate until high school.)

2) MATH: The next most important thing is arithmetic. If you hear any mention of Reform Math, run the other way. (Reform Math is a catch-all term for at least 10 different programs, with names like Everyday Math, Connected Math, MathLand, TERC, CPM, etc.) These programs tend to push advanced concepts to kids who don’t even know how to add 10 and 16. These shows like to use obscure methods and algorithms so kids end up confused and scattered. The proper goal is for children to master basic arithmetic, for example, easily adding and subtracting one- and two-digit numbers. They then move on to multiplying and dividing one- and two-digit numbers. There should be no use of calculators, no “spiraling” from one subject to another, no mention of college level concepts.

3) KNOWLEDGE: The next most important thing is that children are expected to acquire knowledge. This used to be ordinary; but for 75 years our educators have waged war on content, facts, and memorization. “They can look for it” is a great sign of danger. To study history, for example, children are required to first learn the names of the oceans, continents, rivers, mountains, and countries. Basic geography should be a staple for the first few years; there should be maps in every classroom, both of the US and the world. In general, in all subjects, children should first be taught the simplest information, the gist, the foundational knowledge, all in preparation for studying the subject at a higher level. If kids don’t learn the names of the oceans in first grade, they’re not in school but in child care.

4) SCIENCE: Children must be taught, from the beginning, the rudiments of science and scientific thinking. For example, children can look at common objects and tell if they are animals, plants, or minerals. Children should be able to talk about the change of water from solid to liquid to vapor. Older children should be able to discuss the different kinds of problems that doctors, chemists, biologists, physicists, mathematicians, etc., deal with. Studying simple maps, diagrams, charts, illustrations, and plans is a good sign. (Put another way, I can’t imagine a bad school would think of teaching kids to understand simple diagrams in first grade.)

5) CONSTRUCTIVISM: One of the great fads that is in vogue in some public schools is called constructivism. (It can appear in the teaching of any subject). Giveaways are phrases like “build new knowledge”, “guide by your side”, “prior knowledge”, “learning strategies”, etc. All of this is in direct contrast to direct instruction, where expert teachers teach what they know better than anyone in the room. “A sage on a stage” is exactly what children need. Constructivism devalues the skill and preparation that good teachers bring to the classroom; and helps hide the bad training of bad teachers. Constructivism guarantees that instruction will move slowly and be fragmented.

6) FASHIONS RUN CREEP: Other popular fads to avoid include: Self-esteem (where children are constantly praised and awarded good grades even if they do a poor job); Cooperative learning (where children are constantly forced to work in groups so they never learn to think for themselves); critical thinking (where children are encouraged to engage in in-depth discussions about topics they know little about); Creativity Curriculum (where play with the arts is given prominence over the learning of knowledge); and Fuzzy Anything (where kids are allowed to guess, make up weird spellings and weird grammar without correction, be wrong but still be graded right). All of these are warning signs.

7) GOALS: Perhaps the most distinctive feature of good schools is that they talk about what will be taught and what will be achieved. There are goals and expectations. There is a feeling that the school has a map and has walked the path many times before. Bad schools are distinguished by an endless litany of excuses and alibis. There is a feeling that these schools don’t have clear goals and don’t really expect to make much progress. In bad schools, a lot of what goes on is really some kind of fantasy where kids are kept busy doing make-believe work that doesn’t add up to much. Perhaps the most disgusting part of the whole charade is that some of these schools will pretend that they are being considerate of the children, that they don’t want to put too much pressure on them and don’t want to expose the shortcomings of poor children. and minority children. All this, it seems to me, is simple nonsense, not to say racist. Kids need to be challenged and pushed, not to the point where they give up, but to the point where they’re like, “Wow, watch me go.”

8) SAFETY: One signal that cuts through all the others could be called basic order and security. Schools must be safe, law-abiding, and predictable places. The point is that children must be able to relax so that they can learn. A school of fear is no longer a school. The principal (comparable to a small town mayor and sheriff) is a crucial figure in this paradigm: he or she sets the tone. Principals explain goals and policies to students and parents; Principals motivate and support teachers. (This could be called the Main Principle.)

Resume: The Tao of Education is very simple. Learning the basics and academics is the goal and the path to that goal. Facts and knowledge are the lifeblood of the classroom. Teaching should be as creative as possible; schools should be fun and students should smile a lot. But the whole process has to go somewhere, has to move forward. At the end of each day, students know more than they did the day before. The problem with American education is that elite educators have moved away from knowledge-based education (a/k/a cognitive learning) toward feeling-based education (a/k/a affective learning).

Many psychotherapeutic prejudices were mixed with a contempt for facts and a contempt for fundamental knowledge, including even literacy. The result, unsurprisingly, would be a mediocre and very stupid school, the likes of which can be found in any American city. The solution is to ignore the bad ideas that caused the problem, move away from the picky clichés, and seriously try to serve students by giving them the best possible preparation for the rest of their lives.

How to set up an intermittent fasting diet

Welcome to Intermittent Fasting 101. This is an introduction or guide to the setup I personally use for intermittent fasting for fat loss.

Here’s the extremely basic rundown of how it works:

* On training days eat 9 hours a day and fast the remaining 15.
* On days off or cardio, eat 6 hours of the day and fast the remaining 18.
* Weight training 3 days a week
* Cardio 2-4 times per week
* Eat maintenance + 500 calories on weight training days
* Eat 50% of maintenance on other days
* Most carbohydrate intake is on weight training days

Once again, this plan is specific to fat loss. Plans for bulking and maintenance are coming soon. Now for the detailed explanation of:

How to set up an intermittent fasting diet to lose fat

Establishment of meal/fasting times

The time of day you eat depends on whether or not you are lifting weights that day. On weight lifting days, your eating window is 9 hours and on cardio or off days, it’s 6 hours. You’ll need to be able to weight train and cardio at the same time of day, as this will throw off your schedule.

Eating Schedule for Weight Training Days

The fast is broken with a pre-workout shake, 15-30 minutes before the start of training and lasts for 9 hours. For example, since I train at 1 pm, my eating window starts at 12:30 pm and lasts until 9:30 pm This can be inconvenient if you train at, say, 8:00 pm, so I find lifting weights at lunchtime or in the morning works best.

Next, we’ll take a look at setting up a schedule for days off or cardio days.

Meal schedule for days off or cardio

The fast is broken one hour after completing the cardiovascular exercise and lasts for 6 hours. In my case, I do cardio at 1pm, then my fast breaks at 3pm. It’s still 3pm on days off.

Resume

Since I train on Monday/Wednesday/Friday, the big picture looks like this:

Monday: the fast ends at 12:30 p.m. and begins at 9:30 p.m.
Tuesday: the fast ends at 3:00 p.m. and begins at 9:00 p.m.
Wednesday: the fast ends at 12:30 p.m. and begins at 9:30 p.m.
Thursday: the fast ends at 3:00 p.m. and begins at 9:00 p.m.
Friday: the fast ends at 12:30 p.m. and begins at 9:30 p.m.
Saturday: the fast ends at 3:00 p.m. and begins at 9:00 p.m.
Sunday: the fast ends at 3:00 p.m. and begins at 9:00 p.m.

Determination of calories/macronutrient amounts:

Now that you’ve set up your eating/fasting schedule, it’s time to determine how many calories, fat, carbohydrates, and protein you’ll consume. I realize this may seem overwhelming at first, with all the math, but once you initially establish your requirements, it’s actually quite easy and routine.

Calories needed for fat loss

Caloric requirements depend on whether it’s a weight training day or a cardio-only or off day.

To determine the calories needed for fat loss, you must first determine the calories needed for maintenance. The easiest way to get an estimate is to multiply your weight in pounds by 15. For example, if you weigh 200 pounds, your total calories needed for maintenance would be 3,000 calories per day.

Caloric requirements for weight training days:

To determine calories on weight training days, take the number of maintenance calories and add 500 to it. So for our 200-pound person, they would be eating 3,500 calories on weight-lifting days.

Caloric requirements for days off or cardio:

To determine the calories needed for rest or cardio days, simply divide your maintenance calories in half. So for cardio or off days, our 200 pound person would be eating 1500 calories per day.

Macronutrient Breakdown:

Now that your caloric requirements for fat loss have been determined, it’s time to figure out how much of each macronutrient you’ll need. The amounts will vary depending on whether or not you are weight training that day.

*Fat
* protein
* Carbohydrates

(Be sure to remember that fat has 9 calories per gram and protein and carbohydrates each have 4 calories per gram.)

Macronutrient breakdown for weight training days:

Fat:

The maximum amount of fat consumed per day is 30 grams. It doesn’t matter where the fat comes from, as long as 10 of these grams are in the form of Omega-3 fish oil.

protein:

To determine the minimum amount of protein per day, multiply your weight by 1.25. Our 200lb person will need a minimum of 250g of protein to preserve muscle. The sources don’t really matter, just make sure you keep in mind that you don’t exceed the fat limit. Chicken, very lean red meat, nonfat cheese, and protein powder (whey or casein) are all great options.

Carbohydrates:

Carbohydrates make up the remaining calories in your diet. Again, sources don’t matter, just make sure you don’t exceed the 30g fat limit and want to keep sugar under 100 grams. So in our sample person, he gets 270 calories from fat and 1000 calories from protein. With the caloric goal on lifting days of 3,500, that leaves you with 2,230 calories remaining for carbohydrates. Divide 2230 by 4 and you get a maximum carb count of ~558 grams.

Macronutrient breakdown for days without weights or cardio:

As I mentioned earlier, the calories needed for the days you don’t weight train or do cardio are half your maintenance calories. Here’s the macronutrient breakdown:

Fat:

Once again, the amount of fat does not change with respect to training days. The maximum amount of fat consumed per day is 30 grams. It doesn’t matter where the fat comes from, as long as 10 of these grams are in the form of Omega-3 fish oil.

Carbohydrates:

On rest days or cardio-only days, your carbohydrate sources should only come from fibrous green vegetables and the trace amounts found in your protein sources, such as whey and cheese. The maximum amount per day should not exceed 20 grams.

protein:

The minimum amount of protein is your weight in pounds x 1.25. For our sample person who requires 1,500 calories per day, he would get 270 calories from fat, 80 calories from carbohydrates, and the remaining 1,150 calories from protein. That would equate to ~287.5 grams.

Diet for Weight Training Days

Weight training will be a full body routine 3 days a week. I personally use Monday-Wednesday-Friday, but the days are up to you, as long as there is a day off between workouts. Read on for my exercise recommendation.

pre training

On training days, the fast is broken with a whey protein/carbohydrate shake, 15-30 minutes before training begins.

I suggest a mix of simple carbs and whey protein.

Protein = 0.25 g/lb x weight Carbs = 0.25 g/lb x weight

Gatorade powder (not the pre-made liquid form) or a maltodextrin/dextrose mix is my go-to pre-workout carb. Keep fat to a minimum here.

after training

Within 30 minutes of your workout, you have another shake, but this time, use a whey + casein/dextrose blend.

Protein = 0.25 g/lb x weight Carbs = 0.50 g/lb x weight

The rest of the day

Your first solid meal of the day is 1 hour after your PWO shake. This will be the biggest meal of the day. The remaining meal times are up to you, but I recommend cutting back on your calories until your last meal. Remember, with intermittent fasting, you don’t need to eat every 2-3 hours. Just make sure you’re meeting your calorie/macronutrient goals. However, I recommend a casein shake just before the end of the eating period. Since it is a slow-digesting protein, it will help keep you full longer.

Diet for rest days or cardio

Since calories are greatly reduced on cardio or off days, the eating window is shorter. It works best to have 2-3 good sized meals, rather than the 6-7 you read about in bodybuilding magazines.

On cardio days, the fast is broken with a 50g protein shake, 1 hour after completing the cardio. Two hours after the shake, have your first “real” meal and continue until the 6 hours are up. As I mentioned earlier, carbs are limited to 20 per day and should consist of fibrous green vegetables and minimal amounts in food.

Intermittent Fasting Diet Weight Training Routine

Weight training is a 3 day full body routine. Again, the exact days don’t really matter, but make sure you have a day off between workouts. You will work only the large muscles (legs, back, chest) on days 1 and 2 and add the smaller muscles in the arms. /calves) on day 3. You will do 4 sets of 6-8 reps for each large muscle and 2-3 sets of 8-12 for the smaller ones.

Here is a sample exercise routine:

Day 1: Push

Flat Bench Press / Shoulder Press / Leg Press / Weighted Crunches

Day 2: Sweater

Rows/Pull-ups/Hamstring Curls

Day 3: push/pull

Incline Bench Press / Rows / Squats / Calf Raises / Lateral Raises / Barbell Curl / Triceps Pushdown / Lateral Raise / Back Extensions / Weighted Crunches

For maximum fat loss, cardio should be reduced to 2-3 times per week. Start with a 5-minute warmup, and then begin with 10 minutes of high-intensity interval training, or HIIT. This works best on an elliptical or spin bike, rather than a treadmill. You will do it in 1 minute intervals. Full intensity for 1 minute, followed by a moderate pace for 1 minute. Repeat until 10 minutes have passed. After the HIIT session is over, drink some water and rest for 5 minutes. After your break, do 30 minutes of low to moderate intensity, steady cardio. A treadmill works great for this. Don’t forget to wait an hour and have your 50g of protein.

The importance of W3C standards

In the “old days”, the internet was a lot like the Wild West. There were few standards for coding, page layout, and browser compatibility. Many different web browsers competed for market dominance. And due to the lack of standards, most websites didn’t work well with all browsers. If you needed information from a website that didn’t work in your browser, you had to buy a different browser or get that information elsewhere.

Fortunately, the World Wide Web Consortium (W3C) arrived to bring a bit of law and order to the wild cyber frontier.

Created in 1994, W3C is an international community of member organizations that articulates web standards so that websites look and function the same in all web browsers. Its mission is to bring the World Wide Web to its full potential by developing standards, protocols and guidelines that ensure its long-term growth.

To achieve its mission, W3C employs full-time staff who work with the public to make the Web accessible to all users despite differences in culture, education, ability, resources, and physical limitations. W3C also coordinates its work with other standards organizations, such as the Internet Engineering Task Force, the Wireless Application Protocols (WAP) Forum, and the Unicode Consortium. W3C receives funding through research grants, individual donations of money and equipment, and other sources of public and private funding.

W3C’s primary focus is developing protocols and guidelines for key aspects of the web ranging from HTML and CSS coding to web architecture, XLM technology, web devices, and web authoring and browsing tools. So far, the W3C has generated more than 90 standards, also called “recommendations,” which have gone through its rigorous review, formulation, and implementation process.

Why are these standards important to web designers and web users?

Because they make sure the web works equally well for everyone, regardless of location or technology. In particular, the W3C standards for XML and CSS ensure that every website works the same in any browser. The use of W3C compliant XML and CSS coding also improves search engine optimization by allowing search engine bots to “crawl” websites faster and more efficiently.

W3C standards also improve accessibility, privacy, security, and internationalization issues, while helping to balance speed, fairness, public responsibility, and quality on the Internet. W3C compliant websites are cross platform compatible. This means that, in addition to working in any browser, they can also be accessed through mobile phones, screen readers and text browsers, interactive televisions and other devices.

Websites that use XML/CSS markup are cheaper because they use less bandwidth. And W3C’s royalty-free patent license commitments ensure that everyone has access to the technology they need to build their websites with the desired functionality. W3C standard technologies are free to download, are maintained in predictable ways, and are hardened through rigorous interoperability testing.

Conversely, websites that do not use W3C protocols will take time to load, which can frustrate visitors. They won’t work well with all browsers, which could kill off a lot of potential viewers. And they won’t work as efficiently with search engines, which could lower search rankings and make it harder for people to find your site.

W3C standards are the main reason the web works so well today and will work even better in the future. They are good for web designers and web users, and should be an integral part of every web design project.

How to Make a Woman Orgasm – The Secrets to Give Her Immense Pleasure

Do you want to know how to make a woman orgasm? Men focus a lot on their sexual techniques and sexual positions, but they forget that women do not reach orgasm in the same way as men. To give a woman the greatest orgasm of all time, you have to tease her and leave her trembling with desire. Many women fake an orgasm to end sex because men often imitate porn moves and make love like a chaotic jackhammer. Here are some sex tips on how to make a woman orgasm.

For starters, add foreplay! Foreplay consists of teasing the girl. The physical sensations of a woman’s body are doubled when you keep teasing her by making her wait a bit. Instead of jumping into her sex, work on touching her sensually. Good sexual advice is to kiss or touch everything BUT her key erogenous zones. For example, slide your fingers along her inner thighs, kiss around her breasts, blow warm air on her nipples, or kiss her neck but not her lips. This creates a sexual frenzy of anticipation that will make her tremble with desire. Doing this gets her wet and prepares her to be able to orgasm. In fact, you can make some women orgasm by doing this alone. You certainly want to give him some direct pleasure from time to time. For example, after kissing her inner thighs and around her breasts, you may decide to start touching her a little. This rewards her so that the next time she builds anticipation, her pleasure is twice as strong. Try to keep her on her toes by teasing her and giving her what she wants.

Once you have started sex, you can tease her with your penis. Many men just push her in quickly and forget that they have other options, such as penetrating her slowly and deeply. This idea is especially helpful since it can be exhausting to give women rough sex. So if she needs a break or wants you to beg for more sex, try to lubricate her by holding back a bit on your penis. Instead, rub your penis against the edge of her clit for a moment without inserting it. Another sex tip to make her tremble with desire is to slide your penis in slightly, move it to wet her, and then make her wait ten seconds before entering. You can even go as far as counting out loud to make her feel it more! When you finally go all the way in, she will feel like the best sex ever for her because you have increased her arousal level.

Finally, during sex, switch between being aggressive and being sensual. Women like affection, but they can also enjoy rough sex. Because of this, it can help to mix elements of both. Many men just do one thing or the other and it becomes monotonous. There are many ways to combine them. To start, alternate between dominant and sensual positions. For example, you can pull on her hair as you enter her hard from behind, and then you can switch to a slower pace, look into her eyes, and run your fingers along the curves of her body. Sometimes changing gears in the same position can create the same effect. If you get tired of rough sex, just letting your penis rest deep inside her can be immensely pleasurable for her. Another sexual technique that will make her beg for sex is to add dominant and sensual elements together. For example, while you’re fucking her doggy style, you can whisper to her how amazing it feels to be inside her or how sexy she is to you. Likewise, talking dirty to her while you foreplay builds her anticipation to love sex with you even more.

Follow these sex tips. Not only will you give him several more orgasms, but you will be his best sexual partner ever!

Beat the crowd when investing in real estate

We are all thinking about it and some of us are actually taking action and getting our hands on real estate investment properties. The longer the New York Stock Exchange fails to produce desirable returns, the more people start real estate investing.

For most of us, the obvious property choice is single-family homes. Although you can invest in real estate without owning a home, most people follow the experience they had when buying their own home. This is familiar ground and the learning curve for doing a real estate business of this type is quite thin.

Of course, there is a downside to this approach. Competition is fierce, and there are markets where investors artificially raise the cost of properties while completely discouraging first-time homebuyers. If this is the case, the bursting of the housing bubble is only a matter of time.

How do you avoid these situations and still successfully invest in real estate? How to get ahead of the competition and also be prepared for bad times in real estate investments? The only answer I have is commercial real estate.

Why commercial real estate you might ask? Commercial real estate is a solid investment in good times and bad in the local real estate market. The commercial real estate I’m referring to is multi-unit apartment buildings.

Yes, you will become a homeowner and No, you don’t have to do the work yourself. You are the owner and not the manager of the apartment building. The cost of owning and managing the building is part of your expenses and will be covered by rental income.

Apartment buildings are considered commercial real estate if there are 5 or more units. For the numbers to work, you should consider owning several small apartment buildings or you should go for larger buildings. This will keep the expense/income ratio in a positive cash flow. Owning rental properties is all about positive cash flow.

With investing in single-family homes it’s easy to achieve a positive cash flow. Even if your rental income doesn’t cover your expenses 100%, home appreciation will contribute to positive cash flow. With commercial real estate the rules are different.

While single-family homes are appraised at the value of recent sales of similar homes in your neighborhood, commercial real estate doesn’t care about the appreciation in value of other buildings. Property value is based solely on rental income. To increase the value of a commercial property, you must find a way to increase rental income. The formula for how this is calculated would be too much for this short article. I listed some very useful books where you can find all the details.

What is another advantage of investing in commercial real estate? Financing commercial real estate is completely different than financing a single-family home. While you are financing a single-family home, you are at the mercy of lenders who want to make sure that you are able to pay for the house with your personal income. Commercial real estate financing is based on the properties ability to generate positive cash flow and cover the cost of financing.

After reading all of this information on commercial real estate, you’ll want to get out there and dive into the deals. Not so fast. First, you need to learn as much about real estate as possible. In commercial real estate you are dealing with professionals. If you come across too much of a newbie, you’ll waste these guys’ time and your commercial real estate career will be over before it really begins. Second, no commercial real estate lender will lend you money if he can’t demonstrate at least some real estate investing experience.

What is the solution to this? Go out and make a single-family home offer or two yourself. It doesn’t matter if you make big profits to begin with. Regardless, most novice investors are losing money on their first trade. If you can manage to show positive cash flow with your single-family home offerings, you’re ahead of the pack.

My advice, buy a small single-family home in a decent neighborhood and rent it out right away. This will keep your out-of-pocket expenses to a minimum and you will have rental income to cover your monthly expenses. Bonus, you gain experience as an investor and as a landlord.

Here’s another observation I made during my real estate investing career. Most people like to analyze, learn, discuss and analyze some more. They never actually got to do a real estate deal. They love to talk about real estate investments, but they never did it themselves.

My approach to real estate investing was simple.

– I bought some books on real estate investing.

– I read every one of them.

– I made a simple plan for how I want to get started.

– I started looking for properties.

– I bought my first investment property 30 days after I started reading my first book.

– Made a positive cash flow with all my properties so far.

What is my point? You have to go out and practice what you have learned. The only valid credential in the real estate business is practical experience. With a couple of deals under your belt, you can go out and start looking at commercial real estate and even impress seasoned investors with your knowledge. Because you did this experience by yourself and you know what you’re talking about.

Can our differences unite us?

If civilization is to survive, we must cultivate the science of human relations: the ability of all peoples, of all kinds, to live together, in the same world, in peace.

~Franklin D Roosevelt~

Seems like a strange question? We usually try to think of ways to get along with others despite our differences, not because of them. Or you may decide to fire those who disagree with you to avoid having to deal with a conflict. Is it possible to use our differences as a way to relate to each other?

What if everyone thought the same way? Wouldn’t this create a dull and boring world? We would soon become complacent and accept everything as it is, ignoring the possibility that changes are needed or even possible. But maybe the world is already perfect. This is not likely given the evidence before us on a daily basis. This is not the case now and it will not come by chance.

The only way to live peacefully in the world we have now is to stop thinking and wonder if things could be better and do what we can to help create a better world. I would assume that everyone is equal and is treated as such.

Many of us share the same dreams. We would like to live in peace, have decent living space, enough food, be able to support our children and prepare them to eventually make their own way in life. There is no plot there. I can’t imagine anyone consciously trying to prevent someone else from pursuing these goals.

However, we are not all the same. Some of us are born into families with parents who know how to work together raising us to live satisfying and productive lives and have the resources to do so. Others have parents who have struggled to survive or may not have learned what it means to be a good parent. Some parents grew up in the shadow of violence or deprivation. It’s all they can do to survive.

Some of us learned from their parents that we are all responsible for one another. Others have learned that it is each one for himself and that you have to fight for what you want. Still others see the world’s resources as limited and that you have to grab what you want before others get there first.

These observations highlight the differences in how we view life. If you see life as a joint venture, it’s much easier to work together so that we all get our needs met. If you have been deprived of the necessities, not to mention the joys of life, you may find it difficult to think about the needs of others. It may seem like all you can do is take care of yourself.

How do we come together or help each other with our lives if we are all so different? I believe that we must begin by understanding what the circumstances of past and current life have been like for each one. It is easier to relate to others who have experiences similar to ours. Meeting others whose lives have been very different from ours will help us appreciate their struggles. Despite these differences, I think there is a rare person who has not had some moments of struggle and challenge that make life difficult. The key is to find ways in which our conflicts are similar to those of others and to learn about their different circumstances.

I think the biggest challenge is understanding others who are angry about their misfortune. It will be even more difficult if you are one of them, since you will have to deal with your own anger. Understanding these people can help you appreciate the blessings in your own life, or it can help you see how others deal with their difficulties. The way others manage might provide some lessons for your own struggles.

There are some specific ways we can use our differences to come together. I will deal with this in my next article. Stay tuned.

Life as a Wedding DJ

must be great You work Saturday night for 5 hours and make $1,000 or more. What a life. It has been equated with the sale of drugs: the lucrative business of wedding DJs is not what it seems. The reality is that this is far from the easy money that a prospective wedding client thinks it is. They are shocked when they first hear the price professional DJs charge and think they are being ripped off because “wedding” was in their vocabulary when they asked for a quote.

Here are some interesting facts to better understand what the life of a wedding DJ is really like:

o Customers call at all hours of the day: the phone rings from 8 am to 11 pm almost every day. For the most part, you should be available to answer calls because most people won’t leave a message if you don’t.

o Most weekend nights are spent out and about meeting with clients or potential clients.

o Most weekends are spent away from friends and family who work at their events. Forget the 4th of July picnic and New Year’s Eve.

o Wedding DJs book a year or two in advance, so your friend’s last-minute call asking you out to dinner or a concert is a missed call. You are already booked.

o Your daughter’s concert that is on a Friday in May: you will most likely miss it. Again, you are already booked.

o Try to stand for 5 hours straight and see how your legs and feet feel.

o Did you know that one of the most feared things is public speaking? As a wedding DJ, that’s what we do every weekend.

o Most people bring a cup of coffee to work: A wedding DJ brings over $15,000 in equipment and another $20,000 or more in music for most events.

o A wedding deejay will haul around 1,000 pounds of equipment in and out of the reception, which means climbing stairs, traversing rickety stone paths and parking lots, kitchens, and in the cold and rain.

o A typical wedding lasts 5 hours. Your wedding DJ will arrive an hour early for setup, will be there after guests leave, and typically drives 30-60 minutes each way to the event. They have to spend time preparing the equipment before leaving the office. They have to unload and put away the equipment when they return. That adds up to between 8 and 10 hours on the day of the event just invested in your wedding.

o A wedding DJ will normally meet with you prior to booking (pre-sale meeting) for approximately one hour. Most disc jockeys will drive to meet their clients. Pre-sales and travel to and from this meeting will add approximately 2 hours of your time to your event.

o When it is time to discuss the details, your disc jockey will drive back to meet you and spend another hour with you going over the details, return to the office, write this information down, and send you a copy. They will spend a couple of hours arranging the music, talking on the phone, and sending/receiving emails from you over the course of the two months leading up to your wedding. You may realize that they just invested another 5 hours preparing for your event.

o Total time spent per event will be around 5-8pm when all is said and done. That $1,000 for 5 hours is now really $1,000 for 20 hours.

o A wedding disc jockey will spend about $2,000 or more each year on musical upgrades. They could invest between $2,000 and $6,000 in equipment, repairs, and upgrades each year. They will spend $1,000 – $10,000 on advertising, bridal shows, printing, etc. They will spend between $5,000 and $20,000 on office supplies, computers, and business services. They will spend between $500 and $1,500 on liability insurance policies. They will spend between $2,000 and $5,000 in shipping costs. They will travel to one of the national DJ conventions to keep up with the industry and spend around $1,500 to do so. They will have an 800 number, cell phone, fax, and voice mail services that will cost them about $5,000 each year. They will spend $5,000 each year on health insurance. They will spend $5,000 in gas to get to and from meetings and events.

o A wedding DJ will drive 25,000 – 35,000 miles each year between meetings and to and from their events. That will be approximately 750 hours away from home each year in travel time alone.

The reason wedding DJs charge the price they do is simple. It is the cost of doing business. The value that a professional disc jockey brings to your event is priceless. Turn off the music and you’re just inviting friends and family over for food and drinks. That’s about 2 of the 5 typical wedding reception hours. Your professional wedding DJ is responsible for coordinating every detail of the event flow, from introductions to cutting the cake. They are the intermediary between the banquet staff, the photographer and the videographer. They are your wedding coordinator. Without adequate quality entertainment, guests will leave shortly after dinner.

If a typical wedding reception costs around $25,000 (or $5,000 an hour!) If you’re torn between a cheap $500 DJ and a professional DJ that costs $1500, the decision should be an easy one. Trying to cut back on entertainment could cost you $10,000. The extra $1,000 is money well spent when the big picture is in focus. The time and effort that a true professional DJ puts into your event will be worth every penny.

How to Postpone Your Sheriff Sale With or Without the Bank

One of the most justified concerns homeowners have about foreclosure is how long they have to save their homes. This is such an important issue that many homeowners simply give up their homes and move on long before their time is up. They just assume the sheriff will show up any day and throw them out! Unfortunately, this is a dangerous assumption, and owners often have more options than they might ever think possible to increase the time they have available.

In fact, it is reasonable to say that any homeowner can stop the foreclosure process at almost any time up to the date of the judicial sale. Of course, if that date is on the horizon or coming up in the next few weeks or months, then there is still some time left, but foreclosure victims need to get something organized pretty quickly. Stopping a sheriff’s sale is critical if there is a realistic plan to save the home and pay off the mortgage or restore payments. A judicial auction will nullify almost any plan that was in the works prior to the auction.

It is also important to note that the bank will not accept just a regular payment once the house is in foreclosure, nor will they accept any form of partial payment. The lender will most likely demand the full amount past due at this point, unless he or she is willing to work out some type of payment plan with the owner. This is one of the reasons that homeowners, as soon as they have recovered from a financial hardship, should call the lender to find out exactly what plans they can offer and how much money they will have to pay to start a plan.

But, if the bank won’t agree to a forbearance agreement or other plan, there are a few other ways to stop your foreclosure date that don’t involve direct intervention by the mortgage company. Sometimes homeowners need to take control of their home and take advantage of other opportunities.

First, homeowners can simply file Chapter 13 bankruptcy to avoid foreclosure. That puts all collection efforts by creditors (including collection attempts by the mortgage company) on hold while the court system deals with the debt. You can stop a judicial sale the day before the sale and it could work as a last ditch effort. Although it’s not the best way to stop foreclosure, homeowners should keep it in mind if they’re short on time. In many cases where the owners are running out of time, any other way to postpone the auction will not work.

Second, simply paying the full amount past due will reinstate the mortgage. It will bring the loan status back to “current” and end the foreclosure process. If there are no arrears, and no portion of the loan is delinquent, the bank cannot proceed with the foreclosure. Admittedly, this is also the most unlikely scenario presented here, mainly due to the bank’s unwillingness to find a solution and the fact that they typically add thousands of dollars in late fees, interest, court costs, and fees. total lawyers. amount needed to restore the loan. But if homeowners can come up with the money, they can save their home immediately.

Finally, going to court and asking the judge to order the lender to try to work something out is always a possible solution. However, very few homeowners take advantage of this opportunity, simply due to an (ir)rational fear of the legal system. But the judge can order the bank to consider a payment plan or offer some other rulings in addition to continuing the legal process of foreclosure on the home. The judge can also stop the sheriff’s sale, since he is the one who orders the sale in the first place. In fact, the judge wields an enormous amount of power over the bank, for some unknown reason, but the owners can use this power in self-defense, if necessary. Passing up on this option is a big mistake for homeowners trying to avoid foreclosure.

The bottom line is that foreclosure is never inevitable once it starts. To ensure they have the best chance of saving their home, foreclosure victims simply need to take advantage of the options available and make sure they can make the payments on time again, or come up with the money for restitution, or have plenty of time. to look into an option such as a foreclosure refinance or sale. Having a sheriff’s sale scheduled is obviously a major hurdle, but homeowners have more options than they think to gain the time necessary to work on a foreclosure solution.
